Pressure Washing in Palm Coast

Palm Coast's HOA-governed neighborhoods — including Grand Haven, Palm Harbor, and Cypress Knoll — actively enforce exterior appearance standards, and residents in many sections receive written compliance notices for algae-stained driveways, roofs, or siding. The city's location in Flagler County puts it in the coastal sand and scrub zone, where paver bases are susceptible to the same rainfall-driven erosion that affects St. Johns County to the north. Tropical Storm Nicole in 2022 accelerated exterior wear across the community, and a significant number of homes here are working through deferred maintenance on roofs and hardscaping. We travel to Palm Coast regularly and can typically schedule within the same week.

From an algae-coated driveway to the full exterior of a two-story home, EGA Pressure Washing delivers surface cleaning calibrated to what's actually in front of us. Concrete, brick, and masonry get high-pressure treatment to strip embedded dirt, algae, and staining. Wood, painted surfaces, stucco, and vinyl get soft wash — lower pressure with a cleaning solution that lifts grime without etching or stripping paint.

Every surface has a right method and a wrong one. Concrete driveways handle 3,000–4,000 PSI without damage and need it to cut through oil staining, algae, and embedded tire marks. Stucco and EIFS (synthetic stucco) fail under anything over about 1,500 PSI and are better treated with a surfactant wash at lower pressure. Wood decking and fencing needs to be read for its condition — weathered, dry wood damages easily under pressure, while sound treated lumber handles it well. We assess each surface before the pressure dial goes anywhere near the gun.

House washing is one of our most common jobs. Northeast Florida's humidity means algae and mildew establish on exterior walls in shaded areas within 1–2 seasons, especially on north-facing walls that stay damp after summer afternoon rain. The cleaning process starts at the roofline and works down, using an appropriate concentration of cleaning solution so we're not spending extra time fighting re-deposit from surface runoff.

Concrete and paver driveways — especially in Nocatee and the newer St. Johns County communities — often need edge-to-edge cleaning every 1–2 years to stay within HOA appearance standards. We can handle these single-visit or add them to a combined clean-and-seal package.

Oil stain removal is possible on concrete but not guaranteed — old, deeply penetrated petroleum stains require pretreatment with a degreaser and often benefit from multiple applications rather than a single heavy-pressure pass. We'll tell you what's realistic during the estimate.

We are veteran-owned and operated with over 8 years in Northeast Florida. All work is done by our own crew — we don't subcontract.

Pressure Washing in Palm Coast — FAQ

What surfaces can you pressure wash?

Concrete driveways, sidewalks, pool decks, patios, fences, brick walls, house exteriors (vinyl, stucco, hardy board, block), commercial storefronts, and parking lots. For delicate surfaces like wood, painted brick, or EIFS stucco, we use soft wash instead of high-pressure cleaning.

What's the difference between pressure washing and soft washing?

Pressure washing uses high water pressure to mechanically remove dirt and buildup — effective on concrete and masonry. Soft washing uses lower pressure combined with a cleaning solution that chemically kills algae, mold, and mildew. Soft wash is safer for siding, stucco, painted surfaces, and roofing, and the results typically last longer because the organisms are killed rather than just removed.

Can you remove oil stains from concrete driveways?

We can reduce or eliminate most oil stains with a commercial degreaser applied before pressure washing. Old, heavily saturated petroleum stains that have penetrated deep into the concrete may not come out completely in a single treatment — we'll give you an honest read on what's achievable during the estimate.

Do I need to be home during the service?

Not necessarily. We need access to a water spigot and need you to move vehicles from the driveway if applicable. For house washing jobs, we'll confirm a window is closed on every opening before we start. We'll send you before-and-after photos when the job is complete.
